eKhata is a digital property record maintained by BBMP (Bruhat Bengaluru Mahanagara Palike) for properties within Bangalore city limits. It is required for property tax assessment, ownership verification, and legal clarity during property transactions, buying, selling, or taking a home loan.

Many property owners rely on brokers due to lack of clarity, but in most standard cases, especially for apartments with clear sale deeds, you can apply yourself using the official online portals.   1. Take a GPS-stamped photo of your property using the GPSMapCamera app
  2. Download an Encumbrance Certificate (FORM-15) from the Kaveri 2.0 portal (fee: ₹100–200)
  3. Collect required documents: sale deed, property tax receipt, Aadhaar
  4. Apply through the BBMP eaasthi portal; a government issuance fee (₹1,956 as of 2025–26, may vary) is payable to GBA/BBMP at issuance, and the application itself is free
  5. Track application status on the Dashboard and respond if contacted by officers
